Welcome to my Sea Ranch Club Lauderdale by the Sea market update for January 2023 / February 2023.  In this update I outlined Key Statistics as well as my market commentary. 

I also outline sales prices for Sea Ranch Club 4900-5100 N Ocean Blvd, Lauderdale by the Sea condos by bedroom – 1 bedroom units, 2 bedroom units and 3  bedroom units. Following this I outline Sea Ranch Club condos sales for the last 6 months by unit.

Sea Ranch Club Condos Market Commentary

Here are two very important market statistics relative to Sea Ranch Club Lauderdale by the Sea Direct Oceanfront Condos

  • We continue to see some of  the lowest Number of Lauderdale by the Sea / 33308 Oceanfront Condos for Sale in 10 Years!
    As at January 28th 2023 there are just 35 direct oceanfront condos for sale!
  • The Market – Currently there is a 5 Month’s Supply of Lauderdale by the Sea / Zip 33308 Oceanfront Condos for Sale!
    6 Months is considered “Normal” – Months of supply is a good indicator of whether a particular real estate market is favoring buyers or sellers. Typically, a market that favors sellers has less than 6 months of supply, while more than 6 months of supply indicates an excess of homes for sale that favors buyers.

There have been 15 sales of Sea Ranch Club 4900-5100 N Ocean Blvd, Lauderdale by the Sea condos over the last 6 months this is the same number of Sea Ranch Club Lauderdale by the Sea condo sales as in our last post for September / October 2022!

In our last post the average sales price for a Sea Ranch Club Lauderdale by the Sea condo sold over the last 6 months was higher at $1,006,600 – this being for a 2 bedroom 2 bathroom 1801 square foot unit with a sales price to square foot price of $550.00

We can also see from this report that the median sales price for a Sea Ranch Club 4900-5100 N Ocean Blvd, Lauderdale by the Sea condo sold over the last 6 months has been $825,000 – this being for a 2 bedroom 2 bathroom 1700 square foot unit with a sales price to square foot price of $479.00

It is important to note the most expensive sale was for Unit 1410 in Sea Ranch Club A which sold for $1,200,000 – this being a 3 bedroom 2.5 bathroom unit

There have been 2 sales of 1 bedroom Sea Ranch Club Lauderdale by the Sea direct oceanfront condos over the last 6 Months – In our last post there had been no sales of 1 bedroom units over the preceding 6 months!

In the last post when 1 bedroom units were sold the median sales price for one of the 3 x 1 bedroom Sea Ranch Club Lauderdale by the Sea condos sold over the preceding 6 months was much lower at $465,000 – this being for a 1 bedroom 1 bathroom unit of 1080 square feet with a sales price to square foot price of $431.00

Sea Ranch Club 2 Bedroom Units

There have been 11 sales of 2 bedroom Sea Ranch Club Lauderdale by the Sea condos over the last 6 months – the same number of sales of 2 bedroom condos as in our last post (11)!

In our last post the average sales price for 2 bedroom Sea Ranch Club direct oceanfront condos sold over the preceding 6 months was higher at $854,364 – this being for a 2 bedroom 2 bathroom unit of 1656 square feet with a sales price to square foot price of $509.00

We can also see from this report that the median sales price for 2 bedroom Sea Ranch Club Lauderdale by the Sea direct oceanfront condos sold over the last 6 months has been $825,000 – this being for a 2 bedroom 2 bathroom unit of 1700 square feet with a sales price to square foot price of $478.00

There have been 2 sales of 3 bedroom Sea Ranch Club Lauderdale by the Sea direct oceanfront condo over the last 6 months – this is down slightly from the 3 sales of 3 bedroom condo as per our last post!

In our last post the average sales price for a 3 bedroom Sea Ranch Club Lauderdale by the Sea direct oceanfront condos sold over the preceding 6 months was much higher at $1,396,667 – this being for a 3 bedroom 2 bathroom unit of 2183 square feet with a sales price to square foot price of $632.00

In our last post the median sales price for a 3 bedroom Sea Ranch Club Lauderdale by the Sea direct oceanfront condos sold over the preceding 6 months was also higher at $1,200,000 – this being for a 3 bedroom 2 bathroom unit of 2100 square feet with a sales price to square foot price of $571.00
